Construction staking translates the geometry on your approved plans into physical markers on the ground that your contractor uses to build. We set stakes, hubs, or markers at building corners, foundation lines, utility alignments, grading limits, and other improvements specified in your construction documents. Our staking work coordinates with your contractor's schedule and your project's plan set - supporting residential ADU sand additions, new construction, commercial buildings, and public works infrastructure projects across Los Angeles and Ventura County.
•ADU or addition construction requires precise building corner placement
•New home construction requires foundation, building, and grade staking
•Commercial buildings require foundation, slab, and structural layout
•Hardscape, walls, fences, driveways, and pools need accurate placement
•Public works projects require utility, curb/gutter, and grading staking
•Underground utility installations need alignment staking
•Grading projects require grade stakes for cut/fill operations
• Survey monument resets or property corner markings are required by the agency
The starting scope for most residential ADUs, additions, andsmall new builds. Includes building corners, foundation offsets, and a re-stakevisit when framing requires it.
For new homes, commercial buildings, and tenant improvements.Includes foundation, utility alignments, hardscape, and grade stakescoordinated across the construction sequence.
For agency and Caltrans projects. Includes curb andgutter, utility alignments, grading, structures, and monument preservation peragency standards. Supports prevailing wage compliance with certified payroll.
• Review of approved plans, civil drawings, architectural sets, and survey control documents.
• Establishment of horizontal and vertical control on site.
• Field staking of building corners, foundation lines, and structural offsets.
• Grade stakes at specified intervals for grading and excavation contractors.
• Utility alignment staking for water, sewer, storm drain, and dry utilities.
• Curb, gutter, sidewalk, and pavement edge staking for public improvements.
• Stake cut sheets documenting station, offset, and elevation for each stake set.
• Re-staking visits as construction phases progress through foundation, framing, and hardscape.
• Boundary survey or corner verification, recommended for tight residential lots.
• Foundation verification survey, after formwork and before the pour.
• Setback verification survey, after framing.
• As-built survey at completion for closeout documentation.
• Underground utility location coordination through potholing or subsurface utility engineering.
• Approved plan set, including architectural, civil, structural, and utility drawings, in PDF and CAD if available.
• Construction schedule and your contractor's staking request schedule.
• Property address, and APN if available.
• Scope detail covering which elements need staking, at what stages, and with what frequency.
• Contractor contact information for field coordination.
• Permit information when staking is part of permit compliance.
• Site access details including hours, gates, lockboxes, and neighbor coordination.
1.Pre-construction meeting. We coordinate with you and your contractor to align scope, schedule, and staking sequence.
2. Plan review. We review approved plans and confirm geometry, elevations, and control basis for the staking work.
3. Control establishment. We set horizontal and vertical control on site and verify against record monuments and adjacent property corners.
4. Field staking. Our crew sets stakes per the agreed sequence and provides cut sheets documenting each stake's position.
5. Re-staking and follow-up. We return as construction phases progress to set additional stakes, such as curb and gutter after grading and hardscape after framing.
• Physical stakes set in the field with clear marking showing project name, stake type, offset, and elevation.
• Stake cut sheets documenting each stake's station, offset, cut or fill, and reference information.
• PDF set of approved staking exhibits when required for agency or contractor reference.
• Coordination correspondence with the contractor confirming sequence and quantities.
• As-built or verification survey at completion when included in scope.
• LicensedCalifornia Professional Land Surveyor, PLS #8099, overseeing all staking workand supervising field crews.
• Experience with LA City, LA County, Ventura County, andCaltrans staking requirements.
Most residential projects need 3 to 6 visits over the course of construction: building corners and foundation, post-foundation verification, framing offsets if needed, curb and gutter or driveway staking, hardscape, and final closeout. Commercial and public works projects typically need more frequent visits due to larger scope and multiple disciplines.
Blue tops are grade stakes set at finished grade elevation, meaning the contractor grades to the top of the stake. Hubs and tacks are used for horizontal control. Cut and fill stakes show how much earth to move from existing grade. We confirm staking style with your contractor before each visit.
For active projects, we typically respond to staking requests within 24 to 48 hours. For first-time staking on a new project, we ask for 5 to 10 business days to set up control, review plans, and schedule the initial visits.
Yes. We are DIR-registered and provide certified payroll for prevailing wage projects in compliance with California Labor Code Section 1720. We have experience with City and County public works projects across LA and Ventura.
Some basic staking can be done by experienced contractors, but staking for permits, ALTA-grade work, or any survey that requires a licensed surveyor's seal must be performed under the supervision of a licensed PLS. For ADUs, additions, and most commercial projects, professional staking protects you from costly errors and re-work.
